How does a principal broker for a real estate company get paid?

I am thinking of starting a real estate company in Tennessee. What is a fair way of paying a principal broker? Do they typically get paid a salary or percentage of what agents produce? I am a licensed broker, but do not wish to be the principal.

I have always been interested in Real Estate and I love architecture, design, traveling etc and enjoy working with people. After the sale of a home, let’s say a real estate company gets 3%. What percentage of that 3% does the agent typically get from the broker if the agent made the sale? This should be answered preferably by an agent, and in California if that makes a difference! What would be an ideal percentage of that 3% for new agents, and when should an agent get a raise?

Would anyone suggest places to find investors for small real estate projects in the Chicago-land area? How do you go about becoming a real estate broker in Michigan? Not a real estate sales person. I know that there is licensing that is required. But do you have to work a certain amount of time as a real estate sales person to become a broker? Also, what if you wanted to start your own realty company do you have to hire a licensed broker or can you start you own business as your own broker?
